1. Service provider
The Ruudud24 property portal is operated by Securesoft OÜ, registry code 17530831, address Sääse tn 5, Mustamäe linnaosa, 12918 Tallinn, Harju maakond. Contact: info@ruudud24.ee.
2. Purpose of the service
Ruudud24 enables users to search property listings and signed-in users to add and manage their own listings. Ruudud24 is not the seller, landlord, estate agent or party to a transaction concerning property described in a listing unless explicitly stated otherwise in the relevant offer.
3. User responsibility
The advertiser is responsible for the lawfulness and accuracy of the submitted information, photos, contact details and property offer. Before publishing, the user must also verify information automatically prefilled from public registers. Fraud, misleading content, photos or personal data used without authorisation, illegal goods or services, malware, spam, and misleading impersonation of another person or company are prohibited.
4. Listing validity
A manually created published listing is valid for 30 days at a time. Renewal becomes available during the final five days, and where possible we send a free renewal link three days before expiry. Renewing an active listing adds 30 days to its existing expiry date. An unrenewed listing is archived automatically. Hidden, completed or expired manual listings are retained for up to one year from becoming inactive and can be republished from the account during that period unless moderation prevents it. After the retention period, the listing and its photos are permanently deleted. Imported listings are governed by source synchronisation and removal checks instead of this manual lifecycle.
5. Paid featuring
Featuring a listing is a separate paid service. The price, duration, payment, start of service, withdrawal and refund procedure are described in the sales terms. Before proceeding to payment, the user must explicitly agree to the sales terms.
6. Moderation and reports
A user may report a listing that appears suspicious, inaccurate, privacy-infringing or otherwise inappropriate. We may temporarily or permanently hide a listing if it violates these terms or the law, or presents a reasonable risk to other users. Where possible, we notify the advertiser of a moderation decision and provide an opportunity to contest it by email. A listing cancelled by an administrator cannot be republished by the advertiser until the administrator removes the restriction.
7. Account
The user is responsible for the security of their OAuth account and device. The displayed name can be changed and the account can be deleted in account settings. Deleting an account removes the user's active content; technical records relating to payments or disputes may be retained to the extent required by law or a legitimate need.
8. Service availability
We aim to keep the service available but do not guarantee uninterrupted operation. Public registers, Google Maps, authentication services, Maksekeskus and object storage are external services, and a temporary failure of any of them may limit certain functions.
9. Liability
To the extent permitted by mandatory law, Ruudud24 is not responsible for property transactions between users, the condition of a property, the accuracy of a listing, or the actions of a third party. Nothing in these terms limits liability or consumer rights to the extent such limitation is prohibited by law.
