Data methodology
How the statistics shown on Ruudud24 are calculated and what they do — and do not — represent.
1. Dataset
Public market-statistics blocks use only listings whose current Ruudud24 status is PUBLISHED and which match the same curated search filters as the page where the statistics are shown. Draft, closed, expired and otherwise unpublished listings are excluded.
2. Asking prices, not transaction prices
Price statistics use the prices stated in active Ruudud24 listings. They are asking prices. They are not prices from completed notarial transactions and must not be interpreted as official transaction-market statistics.
3. Median and missing values
Ruudud24 primarily reports medians because they are less sensitive to unusually expensive or inexpensive listings than arithmetic averages. Median price per square metre and median area are calculated only from listings where the corresponding field is available.
4. Minimum sample
Detailed statistics are not shown when fewer than 20 matching active listings are available. This threshold is intended to avoid presenting very small samples as meaningful market indicators.
5. Direct and imported listings
The dataset can contain both listings published directly on Ruudud24 and listings received through supported partner/source integrations. Both are evaluated against the same active-listing and search filters. Source-linked listings are removed from active statistics when their Ruudud24 status is no longer PUBLISHED.
6. Update interval
Statistics are cached for up to approximately 60 minutes to keep the public search path lightweight. The listing inventory itself can change more frequently, so the statistics and the exact search result count can briefly differ after listings are published or removed.
7. Limitations
Ruudud24 data represents the inventory available on Ruudud24, not every property offered or transacted in Estonia. Coverage varies by location and property type. Statistics can therefore differ from official transaction data or figures published by other portals with a different inventory mix.
